Begin with the failure—not the sales outcome

The correct decision starts with why the roof is leaking or damaged. Flashing, a penetration, an isolated impact, installation details, drainage, ventilation, age, and widespread material deterioration lead to different solutions.

Repairability is more than the size of the spot

A small visible area is not automatically repairable. The surrounding roofing must tolerate manipulation, compatible components must be available, and the finished detail must restore a reliable water-shedding assembly.

Repeated repairs are evidence

A history of patches can reveal that the underlying transition, material condition, or system design was never corrected. More sealant is not a durable strategy when the assembly itself is failing.

Replacement should solve known deficiencies

A replacement scope should address decking conditions, underlayment, vulnerable-area protection, flashings, penetrations, ventilation, drainage, edges, and connected exterior transitions—not simply install new shingles.

Is roof age alone a reason to replace it?

No. Age is one factor alongside condition, installation, exposure, maintenance, damage, repairability, and the performance of the complete assembly.

Can brittle shingles be repaired?

Sometimes they cannot be manipulated without cracking, tearing, or damaging adjacent material. An onsite repairability assessment is required.
